“Full-service” is the most overused phrase in this industry. Two companies can both advertise short-term rental management in Ontario and mean completely different things by it. This article breaks the work into its actual components so you can hold any proposal against a concrete list rather than a marketing promise.
Every managed property runs on four layers. A proposal that only addresses one or two is not full-service, whatever the header says.
This is where most of the value is created or lost.
The unglamorous layer that quietly determines your reviews.
Ask about these specifically. They are the most common source of unpleasant surprises:
None of these being excluded is unreasonable. Not knowing they’re excluded until month three is.
Co-hosting usually covers the revenue and guest-experience layers while leaving operations with you. It costs less, and it works if you live nearby and have a reliable cleaner. It stops working the moment you’re travelling, out of province, or running more than one property.
Full-service covers all four layers. It costs more and is worth it when you want the property to be genuinely hands-off, or when you don’t live close enough to solve problems in person.
The wrong choice is paying full-service rates for co-hosting scope. Get the layers in writing.
